Leaving your strata manager?
Make a plan for what comes next.
Changing strata management in NSW starts with deciding how your building will be run. If your owners are considering self-management, work through the agreement, responsibilities, costs and records handover before setting a changeover date.
A new managing agent, or self-management?
If owners want someone else to carry out the delegated work, compare managing agents and the services in their agreements. If owners want to take on the administration together, assess the workload and support first. SimpliStrata provides an online platform to help owners organise that work.
Share the work before you start.
Agree who will handle correspondence, meetings, finances and maintenance follow-up—and who can cover when someone is away. Give the work a home beyond one owner’s inbox.
Make room for the help you need.
Include committee time and outside support in your plan. Bookkeeping, insurance advice, major defects or a difficult dispute may still need a professional. A lower subscription price alone does not tell you whether self-management fits.
Work through the self-management suitability guide
NSW does not generally require a professional strata manager. Owners still have duties, and a compulsory management order can change what your scheme is able to do. Read the NSW guide to strata roles.
How do you leave a strata manager in NSW?
Start by reviewing your agreement, then take the proposed change to the owners, follow the required notice process and arrange a records handover. The timing depends on your contract and the decisions your scheme needs to make.
- 01 / Check
Start with your agreement.Find the signed agreement, expiry date, notice requirements and early termination terms. Check any extension provisions before choosing a date. If the terms or your right to end the agreement are disputed, get advice before sending notice.
- 02 / Decide
Bring a practical proposal to the owners.Set out who will do the work, the proposed costs and the handover plan. NSW guidance describes a motion at an AGM or extraordinary general meeting, followed by written notification if it passes. A vote does not remove the need to follow your agreement’s terms.
- 03 / Collect
Agree what will be handed over.Use the detailed handover checklist to request records and agree a handover date and contact person. In SimpliStrata, a private handover inbox and upload link help collect files. Review what arrived and follow up on gaps.
- 04 / Prepare
Get the next jobs ready.Check opening balances, unpaid bills, current insurance and approaching deadlines. Arrange bank authority with your bank, update supplier contacts and allocate tasks. SimpliStrata helps organise the work; your committee controls the bank account and checks the records.
General planning guidance, checked against NSW information on 20 October 2026. Your agreement and circumstances determine the process. Read NSW’s guidance on removing a strata manager.
Let SimpliStrata organise the handover.
Prepare and send the records request after your review, collect files through the scheme’s inbox or private upload link, and track them against the built-in handover checklist. Your committee can see what has arrived and what still needs attention.
The platform handles the collection and tracking. Your committee checks the records, resolves gaps and makes the decisions about the changeover.

How long does it take to change strata managers?
Start with the agreement’s expiry, notice and termination provisions, then allow for the required meeting and handover. There is no single changeover period that suits every scheme. Check any extension provisions and agree who handles bills, correspondence and urgent work until responsibilities transfer.
What should we have ready for the first day of self-management?
Name the people handling correspondence, finances and open jobs, with backups. Check the insurance, bank access, closing balances, unpaid invoices and next deadlines. Use the records handover checklist to identify gaps, then review the annual planning checklist together.
Can we explore SimpliStrata while we still have a manager?
Yes. Explore the portal examples or start a 30-day trial. Creating a scheme does not end your management agreement. Agree when responsibilities will change so notices, payments and reporting are not duplicated or missed.
Does SimpliStrata take over as our strata manager?
No. It is an online platform for your owners corporation. You make decisions and carry out the work, with guided tasks, shared records, meetings, invoice approvals and correspondence in one place. See how it works.
What if our records are incomplete?
Use the built-in handover checklist to identify outstanding records and prioritise the important gaps: money, insurance, upcoming deadlines and unresolved work. Uploading a file does not confirm it is complete or correct; someone needs to review it.
Can we get help setting things up?
The founding scheme offer includes setting up the scheme with you. Tell us about your building to discuss the setup. Contract disputes and legal advice need an appropriately qualified adviser.
30 days to explore with your scheme. No credit card needed.
