Compare your strata
management fees.
Compare a full year of strata management fees and extra charges with a SimpliStrata subscription and any support your committee would still need. This free calculator estimates the difference using your figures; ongoing building expenses and committee time also matter.
Your result comes first. No email required. Have your agreement and the last 12 months of invoices handy.
What do strata management fees include?
Your agreement and invoices tell you what your building pays for. Check these three parts before comparing a managing agent with self-management.
- 01 / Base fee
Check the services and billing period.Find the agreed fee and the work it covers. Check whether the amount is for the whole scheme or each lot, whether it is monthly, quarterly or annual, and how GST is shown.
- 02 / Extra charges
Look through a full year of invoices.Check for separately charged meetings, postage, records work or other services. Add only amounts outside the base fee. A busy year and a quiet year may look quite different.
- 03 / Work you retain
Build a realistic self-management budget.Allow for the subscription, any bookkeeping, tax or other professional help, and one-off handover costs. Agree who will do the work and how much time they can give it.
Strata levies cover the scheme’s wider budget. Insurance, maintenance, utilities and capital works still need funding when owners self-manage. This tool compares management arrangements, rather than estimating your total strata levies.
Different costs.
Different responsibilities.
With a managing agent
Your agreement defines the services, authority and extra charges. Check what is included: meetings, notices, financial reporting, maintenance coordination and responding to owners can all affect the comparison.
With an owner-led scheme
SimpliStrata helps organise records, meetings, money and tasks. Owners make decisions, run meetings, issue notices, submit official forms and manage the bank account. Allow for the committee’s time and any professional help you still need.
A few useful details.
What are average strata management fees in NSW?
A useful comparison needs the building’s size, the services included and any additional charges. We do not publish an unverified statewide average. Use your own agreement and invoices here, or obtain itemised quotes if you are comparing managing agents. The result estimates your building’s costs using the figures you enter.
Which charges should I include?
Use the base management fee from your agreement and extra agent charges from a full year of invoices. Only add extras that are not already included in the base fee. Keep insurance premiums, repairs, utilities and capital works out of both scenarios: those building costs continue whichever approach you choose.
Does the difference mean guaranteed savings?
No. This compares the costs you enter with the published SimpliStrata subscription and your allowance for other support. The services differ, blank optional fields count as zero, and committee time is not priced. Include ongoing bookkeeping, tax, postage or other work you would still pay for, plus transition or overlapping contract costs.
How are GST and subscription prices handled?
Choose whether your entered amounts include GST. If they exclude it, the calculator adds 10% to those amounts. All prices are in AUD and are the total payable. SimpliStrata is not currently registered for GST, so no GST is charged. If we register for GST, these prices will stay the same and include GST. We use 12 months of current rates, without deducting a trial. See the pricing breakdown.
Is this my levy per lot?
No. Any per-lot average is only a way to compare management costs. Your scheme’s levies fund a broader budget and individual contributions may differ.
What happens to the figures I enter?
Calculations and downloads happen in your browser. The calculator does not save your entries after a refresh. Your contact details and figures are sent to SimpliStrata only when you request a review. Marketing updates are optional. Read about privacy.
