How it works.
- 01 / Start your scheme
Free for 30 days. No card.Your trial starts when you create the scheme. Invite the other owners whenever you’re ready.
- 02 / We set it up with you
Bring what you have. The strata roll, the insurance certificate, the by-laws and the last meeting’s minutes are a good start. We load them with you, in person in inner Sydney or by video anywhere in NSW, and walk your committee through it.
- 03 / Decide together
It’s the owners’ call, not one person’s.Use the trial to put it to the other owners. You can prepare and run that meeting in SimpliStrata itself.
- 04 / Pay once for two years
One invoice. Nothing charged automatically. When the trial ends we invoice the owners corporation for 12 months at the published price, payable by bank transfer. That payment covers 24 months.
One payment covers two years.
The payment is twelve months of the published monthly price for your number of lots. Spread over two years, it works out at half the monthly rate.
| Lots in your scheme | You pay once | Works out at, per lot |
|---|---|---|
| 3 lots | $720 for 24 months | $10.00 / month |
| 4 lots | $960 for 24 months | $10.00 / month |
| 6 lots | $1,320 for 24 months | $9.17 / month |
| 10 lots | $1,980 for 24 months | $8.25 / month |
All prices are in AUD and are the total payable. SimpliStrata is not currently registered for GST, so no GST is charged. If we register for GST, these prices will stay the same and include GST. We invoice the owners corporation. Payment is by bank transfer.
The fine print, in plain English.
Who can take it up?
NSW schemes run by their own owners. The offer is open to the first 10 schemes that pay, until 31 March 2027. If your scheme is already in its trial when the last place goes, you still get it.
Do we need a code?
No. Start your scheme as normal. While places remain, we offer the founding terms to every scheme before its trial ends.
How does the refund work?
Ask within 90 days of paying and we refund the whole payment to the owners corporation. You don’t need to give a reason. Export your records from Settings first and check the list of any missing or excluded files.
How do we pay?

What happens after the two years?
The scheme carries on at the published monthly price. We’ll remind you before anything is due.
What does the committee still do?
Owners make the decisions, run meetings, issue notices, lodge official forms and manage the scheme’s bank account. SimpliStrata helps organise that work. It is not a strata managing agent, and it doesn’t hold money or give professional advice.
